I am in Ontario Canada, but looking to explore the Ohio market due to its proximity to Toronto and very attractive cap rates. 

In some cases they cannot pull the money out because it is now (Non-owner occupant) an investment and their credit union or bank may cap them at 70% or 75% MAX LTV.Nothing wrong wiht putting 10% down on a primary but look at the rates on both 5% and 10% usually when you have PMI built in the rates stay the same.

Cap rate, per door price, gross rent multiplier.

Make sure you're comfortable with the cap rates and the property’s condition before moving forward!

Make sure to also include in your calculation all the associated costs of those homes (maintenance, cap-x, management, vacancy, etc) then include the selling cost of the home since the appreciation isn't unlocked until you sell the home.

Lots of investments return 20%+ and are legit, perhaps high risk (like venture cap, hedge funds, real estate value added).  

I am very happy with the performance of my portfolio - all my properties are between a 10-13% cap rate.

Most commercial investors are looking for a 6 to 10% cap rate return.  

I think it has a soft cap; therefore wages and/prices will have to behave. 

I wonder if rent control laws will be easing anytime soon in this city - other than capping rent prices, I don't think they do anything to help improve the quality of rentals.
