It sounds like a few people on this thread don't really understand how PMC's operate or why they may charge extra fees.

I've found deals in local online groups on Facebook, simply asking people for what I want. 

On the other hand, tenants tend to cause damages when moving these appliances in/out, so having them in place may be safer.I recommend you look at what others are doing in your community and price point.

They likely know people in the area, and then they might feel that you are trying all avenues to find the next tenant.

It enables us to keep our money working at our current rate, and it puts more money in the hands of the rehabber.

There's currently a website set up to get information from customers that have had this contract "sleight of hand" done to them. 

Managing your own property and finding tenants is a great way to gain hands-on experience.

Section 8 could also work as a hybrid strategy here; the stable income is nice, and with good property management, it’s pretty hands-off.
