I have only 3 doors that I manage so not a big time player so wanted to start with some cheaper software and I heard on the podcasts that RentRedi was included in my pro membership so I signed up.  

What would the cost of the equity be to you?

-- sort of depends where you live and if you want to invest out of state / have the ability to manage a team remotely, the best out of state investors are very active in managing their teams.

They should also have proposed or preliminary site plans approved for the remainder of the development.

I feel like starting this now and being able to live in it for a year while I work, and then being able to rent out my side of the unit after I leave to go back for my last year of college.

Hi Erica, what I've notice is that high-quality (high-priced) washer and dryers don't out perform other based price models in rentals. 

I've cut 99% of unwanted calls doing this routine.

Everyone's favorite answer in real estate---"it depends".That being said, you have to start somewhere to figure that out.
