I am on the opposite side of you on the Mortgage Banker side of things seeing things skyrocket in terms of applications right now with out of state buyers. 

They really don't like that, it makes you a bad credit risk in their eyes.Seems to me that it would be the opposite.....but what the F do I know?

I see in this thread people suggesting that the negative cashflow doesn't matter and to instead focus on appreciation.Then I read The Book on Rental Property Investing by Brandon Turner saying the exact opposite (quoted below).All of that to say, I want some help lol.
