If you have a great-paying, long-term tenant, a small discount can actually save you money in the long run.

The intention is to minimize errors and thus save developers money.

One of my goals is to go through my past tax returns, and figure the ROI my rental properties with taking into account the tax savings (I typically calculate the ROI on net cashflow at the end of the year)I have a W2 so I generally aim to maximize my pre-tax accounts - 401k, HSA, IRA to a backdoor Roth IRA, 529My "losses" would be passed forward since I don't qualify as a RE professional nor have active RE losses.

Once you are in the habit of not spending so much, with no debt in a few years, you will be able to save and invest like crazy!! 

The rehab took 5 months and I did 90% of the work myself, saving $30k but losing a lot of time.

Though in theory, cash flow $10k/mo with out really working sounds appealing.I feel like I will be 65 sooner than later and have zero retirement saved otherwise.

The auctions, although online now, are live foreclosure auctions, i.e. the auction style sale which is the culmination of the foreclosure process. 

Don't follow a strategy only to save on taxes.

While fire safety is undoubtedly important, a mandatory sprinkler requirement may have the opposite effect—discouraging necessary renovations and inadvertently making these buildings less safe.No one disputes that sprinklers can help save lives in the event of a fire.
