I acknowledge I made numerous mistakes, but I do think I have a lot working to my advantage here.

The building of an asset that is down nationally is a risk.  

I've seen numerous QI's fail during my 40 years in the business, and most of the failures would have been prevented had their been government oversight. 

I’ve got numerous other examples.  

My vacation market we are around $800 per night so the clientele is more family oriented and tend to spend most days in national parks or out adventuring.

It was an office building owned by a somewhat shaky business, but did have numerous long term roof leases for wireless providers.  

Where these numbers are found, there is a very high rate of rent actually being paid.We have over a dozen Fortune 500 companies just in Metro Detroit with huge Healthcare, Auto, and mortgage industry National footprints.

As you mentioned, it depends on numerous factors, with pay history being a big one.

This is why you don't see a bunch of national chains near main street- numbers made sense compared to other regional destinations (Gulf Shores, Smokey Mountains, Galveston, ect.)

The state has always had many hurricanes and while insurance here is higher than the national average, our housing price to amenities ratio is one of the highest around.
