My piece of advice would be to make sure you have a great agent in your corner to help you assess the market, make informed decisions, etc. having a good agent can be day & nights difference when it comes to your experience.

Since this is happening at the end of their lease, is it a probably that I’m notifying them less than 30 days that I won’t be renewing the lease and that I’m suggesting them to find somewhere else to live?

Just saying I have a lot of equity and want to make money with it, is not enough to make prudent decisions.

You will have spent real money to get financial reports that likely show a combination of mismanagement (but likely not illegal) and general inept business decisions, which still won't get you money.I am sorry you had this experience.

Also, the whole point of hiring a PM is to handle tenant, maintenance, and rent collection, so if your partner isn’t actively managing but just supervising the PM, IMO not worth having a two people essentially looking over the same tasks.Contributing financially for one person and the other having no financial stake raises decision making questions, such as when to sell, how profits will be distributed, etc.

At the end of the day, the list price is your decision.
