You have to pay people to do things for you, you would normally do yourself.

Based on purchase TODAY, 7.5% mortgage rate, 25% down, normal rents, what would it come out end of day as.

As far as I know, it generally doesn't work in the US anymore as you describe now that interest rates have returned to a normal level.I totally agree with @Henry Clark that, if I want to invest in Italy, I want mass tourism and STRs.

If things ever return to "normal", I'd fire sale my shiz and leave that arm pit.

On these we are targeting g loans even we wouldn’t normally consider; EXCEPT for the fact that we are receiving so much collateral that we end up at 35% LTV or less.  

Normal residential BRRRR just seems very difficult right now, but I also don't wanna put 25% down on every property I buy. 

In my development I am building a few of my clients have had packages stolen and one theif even took the welcome mat :)  but these are normal front yards etc.  

In our situation, property managers won't likely fit into the pie since we are looking to sell the property in the open market.However, you can always leverage your "rock star" agent who found you the deal (assuming it's not an offmarket deal or from a wholesaler) to check up on the construction every so often.
