The 1 mile income radius could be misleading in either way to the positive or negative if the property is on the right or wrong "side of the tracks" so to speak.The 80% occupancy, if it's solely due to the mismanagement of the current owner could be an opportunity.

This year we cleared about $530k revenue which was like a 3.5x from last year which returns were negative for 2023 , but I'm assuming that's not going to be the case for 2024 once we file.

With 5% down payments and all the expenses deducted, there seem to have close negative/only around $100 cash flow each month.

Additionally, they have another property which has appreciated in value, carries low interest rates, but has negative cashflow and essentially feels like it just locks money away.

Technically it would be best to get a C Corporate or S Corp. to flip properties and since you are considered a dealer if you do several properties a year and this could have negative tax consequences in an LLC.
