You mentioned you are struggling financially - answer a few questions for yourself- How long can you reasonably afford the property given the current tenancy issues?  

But my long term is rental mainly. 

At one point my Brokerage employed over 70 Agents and trust me, those stats track.So when a company starts advertising on my show, or an Agent starts working at my Brokerage I can usually if they'll make it long term or if they'll flame out.

I think most people would agree that a single family home is better than a condo for a long term rental.

For more context, my REI goals are almost exclusively for long-term wealth/retirement (in my 30s). 

There's long-term money to be made on that strategy.

Also Mid-Term Rentals to traveling professionals, people displaced for insurance reasons, or doing a renovation to their home and needing a place to live for  3 months or more are also possibilities.

@Brad Tullif you're buying entirely with borrowed money it will be extremely difficult to be profitable even in the long term.
