You already got good input from others, so the other angle I'll add is you'll likely need less passive income to offset your W2 if you go down the LTR path.

*The big asterisk on this entire statement. be aware many States have bedbug laws on the books now requiring the LL inspect and treat if there is an issue.

If I downgrade I won't get the project tracking feature :(I"ll be giving a Xero software a try.

If a unit is $1500 without water and another unit is $1650 because it includes water that Averages $150/month with tenants that are not conserving because the LL pays the water, the $1500 unit will get many more people to look at it when trying to fill the vacancy. 

How about the simple obvious that the inputs to deliver the service/product have a base-line and market prices have, OBVIOUSLY, been at about as lean of operating profit margins as can be.
