Room rentals are more common than you would think in HCOL cities, the living in the trailer part is not something I personally would do nor do I think its the best idea, but buying a house and renting out rooms to people works out better than you would think and is a great way to get your foot in the door with real estate.

My goal for wholesaling is to get my foot in the door of real estate investing without the need to put down thousands of $$$.

I have bought several properties in Texas while living in England, where we never stepped foot into the property, but they were newer homes and no repairs were necessary.

Some charge a price per square foot, some charge an hourly rate.  

Despite blowing through all performance projections it was just an endless stream of ridiculous requests for reports and information (beyond what was agreed to in the operating agreement) only to satisfy a junior analyst that probably hadn't stepped foot on a property in his very young life.  

The Professor mentioned that it was 'supposed' to move one foot per year to relieve pressure.

Sometimes it looks good from a 10k foot view.

You will probably be handling more tenant disputes, talk the tenants through gaining their footing in the world again with money, bill paying, interacting with the general population, etc.  

Hey Doug,I'd say house-hacking is one of the best ways to get your foot in the door of real estate investing.
