Since you are right out of residency with a good job and not married and no family, you are in a unique spot because you have flexibility right.

Sure rent has increased, but the number will put you massively underwater right off the bat.

Be sure you do it right and talk to an expert. 

I did like some features of Avail as far as using it for developing the lease and collecting rent but that left me with too many other functions I had to handle elsewhere.
