I just think the coloring is nicer, same exact layout and materials.

when partnering with people on a Joint Venture deal make sure to thoroughly layout all aspects of the companies operations and ensure that a clear understanding is made as to who will oversee what. taking the time to find the right partners can go a long way when the going gets tough or feelings get hurt. initially the deal involved partnering with a hands off venture capitol group but luckily an owner of a nearby carwash offered to go in on the deal instead and provided his industry expertiseDid you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

We barely spend a minute in a room to show the layout to prospective students.subsequent to a showing yesterday I get the following email.

I PERSONALLY feel the attorney should be neutral and alert me to red flags and lay out my options.I 100% understand why my real estate AGENT would push me, so ...

I know this has been asked in other forums, but I'm looking for the most up-to-date / best option to get good room measurements and create a layout of the property. 

We removed 4 walks (including load baring), installed 2 walls, added half bath, replaced all plumbing and electrical, added new eye brow porch, painted full exterior (changed color), replaced all flooring, new bathroom and kitchen layout with everything replaced (shower, cabinets/vanity, counter, appliances, etc), stocked with new furniture, added mini split, removed gas/wood fireplace and added a new electrical fireplace, and placed initial STR tenant in 2 months and 1 week.  

Allowing people to “know the space” before they come out will save you an enormous amount of time by prescreening people who have no interest in that rental’s layout.

I also layout that as a landlord, I am responsible for major repairs, including HVAC, mechanical, and plumbing.
