If that tenant were to leave the cat behind for any reason, you would be responsible to house and take care of that cat (or animal) for the same period of time you'd be responsible to hold a couch.. but you have to properly care for itCost to kennel a cat at our city shelter is 28.00 a day x 30 = $840.00  So hope your deposit covers the expense you would need to cover if they left the cat behind.

Go with what is already there if it is in a good area, building something is a lot harder to finance and you have to deal with a lot more permits and regulations in a lot of places.
