As we try to catch up on those back utility bills with the tenant, they have applied part of a rent payment toward the utility catch-up even though the tenant made a separate payment to catch up on the utilities, as previously agreed and discussed with RHR specifically (an installment plan to pay the entire past-due amount back). 

Hello Everyone,I am questioning whether installing Water Softeners into my rental unit in Mound MN is worth it.

Legally speaking, if you have agreed to an installment sale, I'm not sure if the stepped-up basis is applicable.

I was going to have to have the third floor sprinkled and have a commercial fire alarm system installed. 3.)  

I will piggy back on the sellers project when he mobilizes a crew to do utility install and road work for his next phase, I will have them continue to my cul de sack. thanks!

Typically flooring guys charge a flat install per square foot and then more for stairs.

The way more challenging part is #1 finding the deal of course, #2 finding great contractors that would take on this type of project with payments to them working through installments, #3 finding great terms on your refi.My advice would be to look aggressively for #2 and #3, so if you do come across the golden ticket of #1, you are ready to pounce. 

Have a salon with a water heater that was installed around three months ago, and the tenant has complained that it's having issues heating the water; I suspect it may be an electrical issue with the system. 

Itll cost about 1500$ to install.

Thanks Toben They were installed in 1989 and '1992 so they definitely are not new.
