@Alex Houser You need more numbers and a proper inspection to justify the price. 

One of the side benefits is that I can avoid the whole draw/inspection process (not overall inspection, just the ones tied to the draws) and don't have to worry about draw fees.

Half of the PM's down here can't read contracts, don't know how to inspect a property for damage, etc. - they just use whatever contractor is giving them the most free stuff at the time.  

Inspect immediately to verify.

During inspection they found me at fault and withheld rent for 2 months (that's how long it took to re-inspect).

And how do I roll this into a cheaper mortgage (my dti would be too bad for another conventional).Maybe a lender would be able to consider the electric "working" with the proper inspection?

About 3 years ago she agreed to do a deal with me and we found the property and applied for the mortgage together and got to the inspection where a terrible problem was found with the foundation and that the walls of the building were significantly bowing.
