They take out financing with their own lenders (not you), and they inject more money into your community. 

Those looked like this 1) rehab & sell, 2) refinance & rent 3) capital injection by myself (I gave a list of my assets & values that I would draw from - savings, stock, home equity, retirement account) & refinance to pay them back.I started asking around friends, family, coworkers, and pretty much anyone who would listen and ended up pitching a few folks that showed interest.At the end of the day it was a family member who took the plunge. 

The agency cut is too steep for me...that's a partnership without a capital injection on their part.My recommendation would be to do the math...if you buy it, what with be your NOI. 

Maybe injection foam insulation is the answer but what if I do that and it doesn’t work?

Most wholesalers are.That is why we that know better should educate these people and not inject more negativity. but either way, yes, and this is the reason I don't like wholesaling.

If you want to apply some band-aid to stop water for the time being, you can use a polyurethane injection foam to fill the gap.

Also, Yucca is pretty self-sustaining town and doesn't reply fully on the military base to fill vacancies and inject money into the local economy.

The amount of money they supposedly seek to inject into wholesaling would take thousands and thousands of individuals doing one deal at a time.

If you contact a foundation repair company they have a material that they inject under the concrete that will raise it up even, then you just have a minor cement repair that can be masked with a rough finish on the entire porch.Or remove it and put in a wood porch.

I am getting about 500/pier and depends on the sqft for foam injection.
