all inclusive Deed of trust ( IE wrap would be the most protection for the buyer and you) only risk is ocwen calls loan on the alienation but they are so goofed up these days I don't see that happening in a year.. but that would affect your credit.other wise lease option to purchase 250k is the lease option payment to you.. you don't give them title if they cant purchase then you have the house.the wrap puts them into title and will allow a refi with one year seasoning that is why that works so well.must be a great place at 1 mil in redding !!!!

Ya don't get me going on lease option rip offs and sub too rip offs.. one of the great things ever invented and I my dad found them in middle or late 70s was the AITDall inclusive trust deed in CA that is a great document and to the extent you can keep a transaction above board IE no ripping payments or rents from the seller this one does it.Brian Burke has some great war stories on foreclosures as well.I have been pretty lucky in my day.. other than houses that when I bought them were fine but by the time I got in them they were stripped to the studs LOL.. but I have had others were the people moved out and it was broom clean.. never know.

. :) he had a company called California Wrap even.. and it was those transactions and many other Ca investors like my dad that then created the All inclusive Deed of trust.. to facilitate sub too in a much safer manner.. its a great document folks should google it.. its what we use to transfer title in CA on a wrap or sub too.

The main house has been 90 percent renovated (new kitchen,bathrooms,ac,electrics,doors and fittings) and only needs some finishing touches.I plan on living there with my girlfriend and renting two room to our friends for 450 per room all inclusive.

With a subject to, the buyer takes over the sellers existing mortgage.With an AITD (all inclusive trust deed), a new mortgage is created that wraps the existing one.
