Couple options that might be viable for you (I don't know all of your circumstances)- BRRRR into a DSCR by creating equity; partner closely with a lender before starting on this to cover seasoning and other requirements - also this will only work for an investment property, not a primary- bank statement loan/1099 loan may work if you can put at least 10% down and want a primary residence - will depend on how you're operating and a few other variables- seller financing; find a seller willing to carry a note for a few years- co-borrower; someone with decent income and credit who will be on the loan with you- DSCR purchase; be prepared to put down at least 75% or your rate/pricing will be horrible (70% is better); many lenders will have experience requirements; investment property only- find a private lender willing to fund the loan you need- get a salaried job relevant to your college coursework; your fico is strong and you have some cash, so househacking could be within reach via Fannie/Freddie multifamily purchase; get a solid workup from a competent lender before going this route as employment history will be touchy with this routeHard money can be used for an acquisition and rehab, but make sure your takeout financing plan is bulletproof before getting hard money.I'm originally from Baton Rouge.

I hope you like smokers, because they all smoke like chimneys and have no regard for flicking butts on your property....eventually my parents went on a trip and of course the sober house people had a perfect view of them loading up their luggage, and what ya know after 25 years of not a single crime...they were burglarized, by a homeless junky ******* that was friends of one of the residents or was a previous resident....The sober house operators were ******** and not cooperative....their are more than a few of their patients were loud obnoxious gang banger types, giving the hard stares and intimidation types of attitude.Lastly.... on more a general note... the affordable health care act made some seriously horrible changes to the way insurance can deal with addictions....it used to be that their was a limit to how many sober claims a patient could make, and then the insurance company turned off the tap....now, a patient can relapse as much as they want and the insurance has to allow them back into another sober program...it essentially incentivizes the sober programs to fail, because it assures them a steady flow of repeat customers.Lastly, I found the few sober house operators that I came into contact with, during this time, to be vile phony insurance fraudsters and street urchins, acting like their title made them actual healthcare providers.Just my 2c...and sincerest apologies to the 10%(if that) of the industry that are a really providing a quality and ethical service.

(Yes I know there are other restrictions/conditions.)In the past, I have toyed with the idea of a vacation/rental property in Ocean City, MD, Rehoboth/Bethany/Dewy, DE, and/or the Deep Creek Lake, MD area (I like the idea of being within 3 hours of the rental property in case something goes horrible wrong and I need to travel to the property).

Although RV’s are a horrible investment there are also websites that will rent out the RV’s for you.
