I’ve considered a construction loan to build everything at once, but the stringent conditions and potential delays make me hesitant, especially since this would be my first time seeking such a loan.I would appreciate any advice on the best way to make this work.

I understand the hesitancy to post your listing but for anyone to evaluate it honestly, they'd need to see it.

If your hesitation is resting on inability / delay in qualifying for your second.. 1) most importatnly, you need to start with one..and househacking with low down is the best way to start. 2) buy that first one with intent of leveraging it to buy the 2nd/3rd property, IE live-in flip or find a motivated seller offering a steep discount.

Keep the lines of communication open, and don't hesitate to stay on top of the progress (and costs) as things move forward.It sounds like you’re in some great areas!

I have bought commercial RE in a Roth SDIRA and separately purchased a couple investment properties via 1031 exchanges outside of my IRAs.I too have hesitation of the above index funds and need to investigate further.
