You're certainly correct, this market it pretty awesome, which brings in a lot of competition. 

Like others said, there's no specific area that you could invest but rather the area where you have a competitive advantage.

By the way the recent underwriting that i referenced above showed the purchase would be cash negative first year and sustaining for extended duration, but i still made a competitive offer.

I've often found that the biggest competitive advantage you have when you are getting started is proximity!
