The tenant pools are great, as we are the State capital, we have two MAJOR hospitals, government jobs, large developments happening (out-of-state union workers), MSU, Lansing Community College, and so on. 

These are the rates established by the government that support housing assistance vouchers.

On the October 21, 2024 sale, the 1031 was started with a Qualified Intermediary that same day, so the transaction is a  transaction governed by Rev.

The government resists things they can't control.

What Schedule can not do is contradict itself and it will always be over-ruled or governed by the LTB.

I would prefer some a group of nice tenants getting some sort of government support.

I would like to branch into commercial leasing with a government client niche (solar farm land and datacenter leasing too).

Having said that, the federal government put a restriction on buying houses if you don't live here. 

This is just the latest case study of how Government is incapable of improving housing affordability on its own.

I just don't like to see the government adding all the regulations and significant costs (those systems aren't cheap) as a knee jerk reaction to tragedies.
