Spending too much time on analyzing one deal will put you out of the game on too many other ones...

If you are looking to be an investor then I would suggest you don't be an agent that is a poor mans game and it will make it way more difficult to find deals. 

To me forbearance is poor consolation for what is essential government take over of private property. 

If appreciation is not there, however, it seems like a potentially long waiting game to see if your $60k investment today returns anything meaningful in the long run. 

Real estate is a long term game once you understand that it gets easier my friend .

I'd like to get a few properties in my portfolio, continue to network and learn the game and then transition into finding, funding, rehabbing and closing my own deals. 

Things like your car (if used for business) and home office expenses could be game-changers, especially in your first year.
