What's the one investment strategy you wish you'd known when you first started in real estate, and how has it shaped your journey?

So, I'd like to get ahead of the game and start working up a plan and a strong argument for it which I can use when the time comes. 

I’ve been researching a lot about the basics, but I know there’s so much more to learn, especially from those who’ve been in the game for a while.I’d love to hear from experienced wholesalers about their journeys and any advice you have for a complete beginner like me!

I have also have saved almost $50K so far to take a start in this game and also my personal credit score is above 750.I'd like someone to guide me purchasing my first property and want to kickstart with a small property first.

Adding bedrooms to both units sounds like a game-changer for rent potential. 

My future game plan is looking to buy a condo with 50% down payment and pay it off within 3 years.

Others noted that the appreciation play could make it worth keeping, I tend to look more heavily on appreciation since real estate investing is more of a long term game.

In the past year we've been through the ringer financially due to bad contractors, deal promises, and generally just being new to the game.
