From my experience (I could be wrong) there isn't a format but the estimate should list details like the materials to be ordered and the hours of labor needed for each repair project (for example the kitchen cabinet installation or exterior doors) along with a cost listed for each line item.

Assuming nothing in the lease states otherwise and the lease follows a TAR format, rent is considered late after the 1st and a landlord can post the 3 day notice to begin the eviction process on the 2nd irregardless of any grace period in the lease.
