The best way IMO to combine ALL sources of profit into a single analytical framework is to project out the financials and planned exit and calculate the IRR ... this is still far from fool proof, but at least it allows you to look at BOTH cash flow AND appreciation, and other factors in combination, and not in isolation and fixed forever in time as with CoC, CAP rates, etc.Also, both cash flow and appreciation are not steady, and not linear ... they both go up and down over the short term in unpredictable ways.

This isn't foolproof, but it helps to get some understanding of how they acted in the past and if they can afford rent.

It's not fool proof, but it's not rocket science either... that being said, I personally would not buy a house that doesn't have delead certificates already (not remediated, but actually de-leaded) and I prefer apartments that are empty.

It isn't foolproof and I think there are various ways to structure regarding protection but I mainly do it to keep my businesses separate on taxes.

I don't think that real estate investments are fool-proof, but I definitely believe that you should not miss out on investment opportunities just because of current interest rates, especially since you'll want to refinance at some point to recoup your initial investment!

Plus, if you get in a lawsuit and it reaches the discovery phase (as in not outright dismissed), all that comes to surface.Remember, it works by minimizing the target on your back (through the anonymity part, making it difficult to find out what else you own, how much of a juicy target you are) and by making it difficult to, and limiting what to collect in the case of a loss (the LLC part), but otherwise, asset protection is not foolproof, nor is one time deal, you don't put it in place and don't have to worry about anything else.
