I see lots of people with unrealistic rose colored proformas that I hope will be saved by an appreciating market. 

Unpopular opinion: throw some wood/floor colored caulk in the spaces and call it good.

It is hard to sell a property when you have such a good rate and it is possible that it could cash flow done correctly.You sound like you might be interested in commercial mixed use, it's one of my favorite asset classes out there because it's diversified in and of itself.

We use 2 wall colors for simplicity and ease of repair.

First thing I would do is swap out the daylight color bulbs with a warmer tone.
