Does anyone have any solid insight into the historic gas plant district redevelopment of the Tropicana area?

Situation: I own one property that is currently rented until April 2025 in a different school district.

They’ve also invested in an older area of the city that’s being regenerated into an arts district and will improve the walkability and bike-ability.It gets blown out of proportion.  

This is a small town and there really aren't any good comps in the historic district.

It is very near to the main medical district.

Of that 50M, 25M was for the construction of a new recreational faculty that has since been completed.

Additionally, my kid will be attending the school district I work in, which will be more challenging in two years when they enter high school.
