You will be able to charge premium rent but NOT necessarily have to spend on all the bells and whistles such as crown molding, 42" cabinets (vs. 36") cabinets, real hardwood flooring (vs. engineered hardwood), porcelain tile (vs. ceramic tile), etc.

I would definitely remove the old tile, most likely replace the concrete board behind it, REDGUARD IT with two coats, then re-tile using 24x12 or 18x18 inch porcelain tiles with 1/16 inch grout lines.
