I would love to hear a story of someone where they explain how insurance has helped them with their property.I am getting into out of state real estate investing this month and am curious to hear other perspectives.  

They don't care when you try to explain all the future projects, they actually hate hearing that since it sounds like a scam, when an investor says, "Give me a good price and I will have a lot of work for you" it sends chills up their spines. 

Can you explain the mechanics.I think in majority part it's really about simplicity. 

Please, explain how p.tax and insurance will exist in some inflationary bubble of 700% all other inflation? 

Don't apologize, don't explain how the 'chosen' tenant was more qualified than they were, wish them well in their search.You're running a business and you've made a business decision. 

I would explain to them your process of handling requests, response times, property inspections, and so on.

If you need to ask yourself why to those things, you never understood those things never need to be explained internally and externally.

There are numerous articles on this site that explain the pros and cons of investing in multi-family vs. single family.

If what you explained is really what I should expect, then so be it.

Is the primary host the employee as an Airbnb account or is it a branded account and then explains that it is John Doe who is running it?
