How many times can you do that with a contractor before it becomes exhaustive on the investors part?

I've exhausted most of my funds buying 3 duplexes within the past year (and currently working on my 3rd flip).

I think the rental would be a great deal so I want to exhaust a couple different avenues.

Hi @Jacob Beemer so it appears that you may have exhausted your available lending resources such as banks, HMLs, P2P lending and family members. 

Are there any specifics anyone can recommend that have worked well to find fix and flip properties, or am I better suited to get exhaustive with descriptors from the agent remarks?

Likely, if the lady is in Raleigh and reached out to someone in CT, she has already exhausted potential suitors in Raleigh...

*Check the functioning of exhaust fans (range hood, bathroom, etc.) and wipe clean the area around them.  

They are also looking at buying up to 4 properties in 2018 for up to 10 million each.I tend to agree about apartment buildings in that tenants often work minimum wage or lower tier type jobs and are exhausted on the weekends and want to relax with friends and family.

Once I learned that end I saved a lot of money from needing to pay a technician to replace exhaust fan motors of relays.You can learn how to do roofs by reading the wrapping paper on any bundle of shingles, or you might be able to find an article called "your roof, for heaven's sake" which was published about 25 years ago by a California property owners' association.
