Hello BP.As part of me and my partner plan to establish a Joint Venture with an investor, we are moving forward with purchase of a property in JV model.We would appreciate clarification on the following points:1.

We offer DSCR loans and have an established network of appraisers in the area.

Eliminate debt, establish a budget, and save.

I recommend establishing a reserve fund for major turnover expenses, capital repairs like a roof replacement, etc.

If not, consider establishing one for 2025, after learning the rules.

Long term buy and hold RE in good locations is probably one of the lowest risk investment vehicles IMO, similar to blue chip aristocrat stocks except even less risky because even long-established companies can go out of business but real estate very, very rarely ever goes to zero. 

This is a very very difficult business because you have to buy company with higher valuation without knowing their product (doing DD/financial audit to young company or bankrupt company is extremely difficult) and then establish supply-chain-model (establish partnership with amazon/ups/fedex) and such.

There are occasionally opportunities for grandfathering if there is evidence of legally established conversions that were done previously, but no permit records exist to show it was done. 

someone could leverage 20,000 in bills every month and keep it against there debt vs giving it to banks/retail/ or other fine establishments and paying cash.
