To have a chance at success it is critical to have a team that knows the city very well and that includes both your realtor and your property manager.The areas that look like you're getting good cash flow for an inexpensive property are often D-class neighborhoods where you'll have to deal with frequent turnover and difficult tenants.I'm not saying you cannot be successful owning rentals in Baltimore City.

I think the more people that call them we might have a chance of opening 1 big class action lawsuit.

Shiloh, the poster above, seems to find investors and I don’t think he has to offer a discount (most people trying to partner on a property are probably finding properties that are selling for close to retail and then they seek partners with whom to purchase the property and therefore don’t even have a chance at offering a discount since they don’t already own the property as I do).

Without one, there is a small and remote chance that the existing system of insurance, mortgages and the US housing market as we've known it, is at systemic risk due to; over-financialization, risk aversion and regional fragmentation.

Its a nice little cheat/loophole on the mortgage side that can help afford a larger home pice and increase your chances of getting a home or other loans.If you have any questions feel free to reach out I am always happy to help and go over the basics.

If I put myself in the shoes of the outside partner/investor friend, I would be very concerned because: 1) unclear and/or potentially conflicting business plan, 2) even with clarity in the BRRRR business plan, unclear in the viability of pulling it off with these market conditions, 3) the chances of dispute seems very high, especially if you're going to live in. 4 years ago, I went through a  similar thought process when purchasing an investing property with mainly my family money, while considering an outside investor to rehab for higher STR ROI... 

They guy who had never invested in real estate had no chance. 

And on the off chance that it all goes "well" for the lease option seller and the tenant buyer actually buys it per the terms of the contract, the government comes after them for all of the predatory practices involved in selling overpriced properties to poor unsophisticated home buyers.

This call felt like my chance to level-up but bringing on two employees at the same time felt overwhelming, beyond my capacity.

It is a failure to take the chance and see what you are made of.
