What are the no-brainer upgrades in a fix and flip?

To share some numbers- I bought one in 2022 for $230k (I went over asking and that was a mistake), but got 28k in repairs paid for by the seller and then I put another $42k into it for upgrades.

It’s 2 bedroom, 2 full bathrooms, 1500 sf, fully upgraded and fully furnished.

They will promise upgraded furniture or extras to keep your money. 

Watch out for older homes with 'upgrades' because many might not be as good as you think.

Also, know that Guesty for Hosts isn't a simple upgrade into Pro, so don't think you can futureproof your business just by going with one company. 

And you can do quick upgrades, repaint, etc and get higher rents.What I would want to know is why they are moving out? 

Do you need to upgrade? 

Double-check comps to see if minor upgrades (like a walk in closet) might justify a higher rent. 

Current landlord couldn't pay the upgrades so we offered to do the upgrades until the sale was final and not pay any rent in the process.
