She indicated that we could get Chicago Title to issue a "title endorsement"  stating they see the seller having clean marketable title. 

That means the HUD DE endorsed underwriter has made a credit decision.

My question is , what are some reliable insurance companies in Florida , that are also highly likely to provide sinkhole endorsement coverage?  

@Maneesh Joshi maybe its different here in KY, but i've never had to turn in a lease agreement for any of the rental properties I insure for my customers. if you are rehabbing the property, you should have 6 months to get that done, but will have to put the vacancy endorsement on the policy. then remove the extra endorsement once its rented out. maybe try a different agent...

I believe you can't even endorse a check issued to one company over to another.
