Easy peasy. still haven't been able to collect on the judgment though 4 years later ;-)Personally, I wouldn't do a Sandwich Lease Option. 

I know lease prep is a pain, been working on them and there are lots of new regulations and it would be easy to screw it up. 

Easy climate is not the same as more coastal San Diego.  

When people prey on others they look for the easy victims first. 

Each corporation runs differently so some are easy to deal with and some not so much.

It easy for people to get up on their crystal palace podium but the moment it comes knocking on your door or in your neighborhood peoples opinions change drastically. 

Cashflow is guaranteed, Appreciation is gambling, blah blah blah.

An out of state turnkey option would be easy to do in parallel with this since a true turnkey option should not take much, if any effort other than selecting the right team in a market that can help you reach your goals. 

Additionally, it's easy for a house on one lease to get absolutely trashed by the renter.
