Tenant took photos and videos but nothing detailed - a single shot or two of a room from the entrance, so is saying fridge was fine, normal wear etc Next - If we are being nice and deducting ‘portions’ of the charges and tenant continues to grind away, or this goes to court, do the compromise and smaller amounts offered negate the full amounts that could have been charged

It worked fine for awhile but I knew something like this would happen eventually.

I would list the property and advise the tenants you are planning to sell. if they want to stay month to month, that's fine.

As long as it is one of the accredited shops, any of them are fine.  

I'm fine with losing lots of time and effort even if it just means breaking even.

The market might be unforgiving - again, that's fine.

Also, if the sponsor is new, I am fine with less skin in the game as long as it is significant to their net worth.
