Hello, I wanted to get feedback and thoughts from Investors and Real Estate professional on a potential tool that would use machine learning and AI to create scores or ratings on real estate markets at the zip code level.

When I listed concerns of flagrant lease violations, gone unchecked (derelict vehicles, unregistered large breed dogs who are not picked up after, garbage scattered out in the yard, piles of debris; old tires, tv, kitchen sink, broken wheel barrow, all sitting out in plain sight for a month or more), wash machine drain hose running out a window and draining into the lawn.

Building out a lead generating machine.

When you start to have buildings fully depreciate and others that were bought so long ago the depreciation is hardly a blip on the screen you come to realize the importance of feeding the machine.

Fact is, a persons time/money is BEST served by finding that right fit Realtor/broker UNTIL you yourself become the professional, and are ready to spend all the $$$$ and time in building your real estate "machine" just like that licensed professional. 

Rent some ozone machines or whatever it takes to remove the smell of cigarettes. 

So if I'm trying to not be the victim of a well-oiled marketing machine, this is the way I'd look at a deal like this.

For me, lost keys and lock changes between tenants are like fax machines.

You could do it yourself as well if you have ready access to a fax machine, but sounds like it may be simpler for you to hand off to someone else.
