It is in a good area but the house is going down hill fast...

@Ben Leybovich$50K ... we got folks here peddling similar stuff - ok, some if it as young as 35-40years - who think $85 - $100K/unit is reasonable.I'll just keep putting away capital waiting and patiently wait for the downhill train.

My oldest rental property fits into the neighborhood going slightly downhill.  

Particularly under 70k neighborhoods in San Antonio deteriorate quickly and your tenant pool will go downhill fast.

I suspect like a bad penny this guy will show up again.... but that is now 3 different companies I have heard from that had the exact same experience.. the issue is it rolls down hill to the buyer..

@Jerry W.That was a frightening story especially when you mentioned going down hills and icy roads.

I don't know much about Mount Airy, but Chestnut Hill is a very nice area and I don't see it going downhill anytime soon. 

(you get what you pay for, in other words) So Fl is considered a core market now to many of the institutional guys, so that rolls down hill and puts pressure on all asset classes and sizes.  

I have had friends that dated years, bought a house together as boyfriend/girlfriend and man oh man did things get wild when things went down hill.

I get a good one who ends up moving, or stops showing up or quality goes downhill...I have a few hundred feet of fence to be done soon so hopefully you get some good replies.
