I've read a bit about how the FHA distinguishes between "excess land" and "surplus land"...I think this would fall into the "surplus" category since the land with carriage plans cannot be sold separately but I am unsure of the 203K portion and the fact the carriage house is not built yet.

Not to mention that having *actual cash to close* can distinguish you from wholesalers who are just looking to try and sell a contract, double-close, etc.Consequently, in my opinion, while there might not be actual money in play there are a lot of concerns that "showing a bank account with a balance of $200K+" can alleviate.Your biggest issue is that you floated $180K cash and now you would prospectively need a loan.

Even a single-member LLC with no special election ("look through for tax purposes") will still remain - from a legal point of view - an legal entity in the form of an LLC.I don't know if this is confusing or not, but in a nutshell: one should always distinguish between the legal aspects and tax related aspects, especially when it comes to (legal) entities.Edit: ups, just realized that this thread is over a year old... oh well.
