I am always blown away with sticker shock whenever faced with today's prices so it is partly because of my age.

I've only owned a couple sfh am middle-aged and not sure I agree with flipping sfh at this point to create wealth, time freedom and passive income so I have been reading and there seems to be a lot of talk with multi-families and more specifically apartment investing.

The inheritance is a good thing to fuel a nest egg or retirement, and the fact that you received it at a relatively young age gives you some really good options for long-term growth through compounding interest. 

He is supposed to go public sometime. yep the set employment tax Ill have to look at , I would max out the best I can with the income and age 65 and over contribution to a roth .

It's like they built their platform in the Bronze Age and its been held together with duct tape ever since. 

As a fairly-newish-to-the-game investor around your age, I appreciate the candor.  

Some Excel files that my 15yo daughter could have done a better job putting together and when we ask questions we are given the shuffle around, no one … and I mean NO ONE will give us a straight answer … I feel like we have just been sucked into the 2020's version of a new age cult!

Remember to always budget 10-25% (depending on age/condition) extra as a buffer.

I am not saying that to brag, the reason I say it is we all wish we could get into real estate at a younger age - but we are all different and depending on your level of risk, sometimes being patient is not a bad thing as its a marathon not a sprint.
