The last one i had when i had to move to PA for a job was an accountant and billed every single thing that ate into my rental income...i see the financial worth of a PM for a single unit.  

I ate the $100ish cost of the repair, and the plumber was kind enough to give the tenants a letter to explain to HRSD the nature of the problem and that it had been resolved.

I had some maintenance repairs that ate in to my return but that is to expected, especially in the lower income areas. 

The carpet was destroyed by her dog,  but it was cheap and 4 years old so we just ate the loss.  

All professions like to "hype up" there profession to make them feel smarter. realist ate investing is definitely one example.
