We started raising the rents on the 3 and 4 BR units until the rate of leasing slowed to a normal pace.Fast forward two years and we found ourselves with higher vacancy on those same units. 

I have no clue on the deals and the deep dive into these is above my pay grade.. but I can say that deals that subscribe in an hour or so .. then little to no due diligence is done  at least deep due diligence .. and its the herd mentality.and I can only harken back to Realty shares heydays with Nav Athwal.. 

Without doing a deep dive explanation on this forum, I will say that everyone can play with numbers to create whatever picture you want.

So to that end they are new to the game never went through a deep downturn cycle.

New 200 amp circuit panel, Culligan water softner, new washer/dryer, and a deep clean Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Real estate is all about getting rich slow, not quick.I'd be happy to connect.  

I like the asset class IE not C class in the deep south.

Dig deep for online reviews, Better Business Bureau and their State Real Estate Board, etc.- Do be open-minded though as we have many of the above from tenants who claim we illegally evicted them (so, somehow we got a signed Write illegally?)

@William J Anderson with anything, you'll probably want a summary/overview report and then another for a deep dive as needed.You'll want the summary report to be your go-to, preferrably showing month-by-month for comparison purposes.
