I am curious as well and will be following this thread - I use Quickbooks because we also have a construction company and it works well for that BUT I have to email an invoice to each tenant every month with a link to pay online. 

Sharing the listing will make it easier for everyone to help you.By reading many many posts identical to this though, I can tell you it is almost ALWAYS the dang price.Also, depending on the market, a furnished LTR can often be more difficult to place a tenant in.

This is one person to call, one invoice to pay and one reciept to record in my accounting software.
