You could make this work ST, MT or LT, depending on how you approach it - the key with unique grounds is owner-provided upkeep and service built into the listing and what permits allow. 

There are investors with 15% down options for DSCR, just need to make sure the property can debt service itself. 

Private is an option too, but again, a pay for service on top of the permit fees, etc.
