I would say that @Jay Hinrichs' personality is more eccentric in investing in things that are uncommon that most people can stare at all day and still not realize how much money can be created with a specific skill set of converting one thing into something else (set such as timber, land, and high end development).

Assuming you have a loan on that property you co-own, you'll need to "extract" that equity somehow and convert it to cash to be able to use it on another property.

For me personally, I consider it a B neighborhood because it's walking distance to so many amenities, and I felt mostly safe raising my family there, but not everyone is comfortable living in a developing area.Last year (2024), we moved out of the home and converted it into a rental.

The most I would see is using is $50k and we would convert that to HELOAN after closing on the next house and aim to pay that off in a year or so (ASAP).

We did a 100% gut/rehab on a 1950's house in 2018 and converted it to a duplex, turned out beautiful, salvaged the original wood floors in parts of the house, put good LVP in the rest, simple plastic mini blinds on every window.
