A friend has a condo unit rented to some guy, this guy got a girlfriend and tried to move her in, so with the owner consent they apply to the HOA and she was rejected, so the gay brought her in anyways without the owner awareness.

I found two hard money lenders in Texas that have created wrapable financing where you, as the investor owner, can borrow 70-80% of value or cost (at least with the 2 loans I know of) and then SELL the property to your buyer and keep those loans in place with the knowledge and consent of the lender.

If you do this as an agent without your brokerages consent then the brokerage will take the cut out of your check and not theirs.I do not know your situation it just sounds like something is off with this transaction from your description.No legal advice given.
