A friend has a condo unit rented to some guy, this guy got a girlfriend and tried to move her in, so with the owner consent they apply to the HOA and she was rejected, so the gay brought her in anyways without the owner awareness.

I found two hard money lenders in Texas that have created wrapable financing where you, as the investor owner, can borrow 70-80% of value or cost (at least with the 2 loans I know of) and then SELL the property to your buyer and keep those loans in place with the knowledge and consent of the lender. 

If you do this as an agent without your brokerages consent then the brokerage will take the cut out of your check and not theirs.I do not know your situation it just sounds like something is off with this transaction from your description.No legal advice given.

If they are wanting money and not wanting to give basic consent.... see ya.

More importantly though he they listed my house for sale with an MLS number without my consent.  

If he did not follow proper procedures without getting your consent to wait, I'd find out my rights as far as firing him, starting eviction on the tenant, and also if I had any recourse against his management company.    

Without his consent, she cannot refinance into a new mortgage.

Good morning @David Bruce,Texas law does allow for an agent to act as an intermediary between the buyer and seller, however, they must obtain written consent from both parties. 

As a project manager, I worked on site (painting, installing hardware, fetching materials) in addition to selecting and paying licensed tradesmen to improve the property with the direct knowledge and consent of the deed owners.
