I witnessed a prime example at a national REI conference recently when a new but solid “cash buyer” proposed a live question to a panel of “experts.”

DST should be a more defensive play and GPs that don’t take care of investors or sponsors are toast if they do not from future investors.

LLCs are great, but insurance is the first line of defense.

Most investors are singularly focused on preparation for when the claim or liability arises but cannot articulate the risks they are protecting against and believe the strategies of convoluted LLC's are the best line of defense.

But they become defensive over their narrative to preserve their image which in turn helps them scam the unsuspecting.Like Joseph and Potipher's wife from the Bible, Run for your life!!

And what I did was a fly buy program I did a big production in SF Bay Area I rented a big conference room gave out stone tickets and spent probably 60k on marketing to drive traffic to the event..
