Getting a hold of someone that is knowledgeable on your specific questions and can give concrete answers will never happen in the NYC DOB.

Place good residents, make sure the block is nice (just not the street) and you should be fine.

Thanks Patricia and Allen for great suggestions , As a next concrete step I ll try reaching out to the Corporate housing groups , hospitals and universities 

Also a lot of side by side duplexes that are locally called "double blocks".

The first project we ever flipped was only a couple blocks from our personal home.

Anyone who has to pay for good reviews, deletes any critical comments and blocks those people, and can't answer any real follow-up questions when someone digs into what their word-salad comment is actually supposed to mean (like when he tried to explain how to handle a due on sale clause on here a few months back, and made up a ridiculous answer that we all called him out on because it was wrong, then he stopped commenting), is a little sketchy IMO.  

It has a typical unfinished basement with a concrete floor and there shouldn't be any reason to go down there except to do your laundry. 

We gutted the interior down to the cinder blocks, re-designed the unit layout to fit a more modern lifestyle.

(I test concrete poured at job sites to ensure it meets required specifications) And as I said in my response to Caleb that job is pretty time intensive so I don’t really see working a second or third job as a possibility if I still want to have time to educate myself and stay rested.

@Corey Block You may want to talk to a few companies who do this sort of thing in your area.
